OBJECTIVES & RESPONSIBILITIES

LEASING SERVICES

Full service leasing department offering turn-key leasing solutions with existing and new tenants.

Services include:

  • Selecting and prescreening of brokerage team
  • Coordinating with leasing agent(s) for existing renewals and new tenancies
  • Negotiating renewals, assignments, and new leases
  • Projecting and accounting for lease expiries and putting a plan in place to maximize projected net rents
  • Coordinating, budgeting and supervising tenant build-outs

FINANCIAL SERVICES

  • Annual and ongoing budget review to monitor regular expenses, as well as plan for long term capital expenditures
  • Working closely with property management to ensure annual increases in CAM costs are within a reasonable and expected range
  • Keeping up-to-date financial records
  • Coordinating and supervising with the accounting firm to ensure all payments are made on time and are accurate
  • Providing regular internally generated reports providing a snapshot of the properties’ performance as it relates to tenancies, operations, and finances

OPERATIONAL SERVICES

  • Regular auditing of property management, including regular site visits.
  • Communicating and staying up to date with property management regarding all matters related to the operation of the property including:
    - Tenant communications
    - Tendering work orders to contractors
    - Insurance matters
    - Legal proceedings
    - Capital expenditures planning and execution

DUE DILIGENCE

SERVICES

  • Engaging with an engineering and appraisal firm to produce (or review) Building Condition reports
  • Prepare and review tenant estoppels, as required under the Agreement of Purchase and Sale
  • Procure, review, and analyze minimum 3 offers for first mortgage financing and provide recommendation
